  • Manages a high quality on-site staff through implementation of effective recruitment, training, motivation and development programs.
  • Directs efforts to ensure all purchasing guidelines are followed including timely entry of purchase orders and approval of invoices.
  • Ensures administrative associates achieve the highest standards regarding shopping report scores.
  • Enforces resident retention and service request follow-up programs.
  • Implements and monitors effective lease renewal programs.
  • Monitors an effective preventative maintenance program to monitor service request turnaround and ensures the responsiveness of the maintenance staff.
  • Ensures that an adequate number of units are market ready.
  • Promotes and teaches safe work practices among on-site staff and ensures all safety programs are implemented and followed.
  • Maintains product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensures leasing staff develops similar knowledge

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Achieves the community's resident satisfaction and retention goals by ensuring resident complaints and/or concerns are resolved in a timely manner, and by answering questions concerning rent and fee payments.
  • Completes call-backs on all service requests within 24 hours to ensure customer satisfaction.
  • Develops, produces and coordinates resident communications, by creating newsletters, surveys, lease violation letters, and other communications to the residents.
  • Manages the Community's roommate matching and assigns wait list leases (as needed).
  • Organizes and coordinates resident functions, including parties, birthday cards, welcome parties, unit visits, and other events as directed.
  • Evaluates the appearance and overall curb appeal, landscape, office environment and vacancies on a daily basis and ensure the leasing office, tour path and model(s) are ready for show daily.
  • Oversees the Community Assistant Program, where applicable.
  • Reviews the Courtesy Officer nightly reports and following-up on incident reports and lease violation notices as necessary, and ensuring the leasing office is secured for the evening.
  • Checks the answering service throughout the day for messages, and returns calls as necessary.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Maintains an excellent customer service relationship.
  • Adheres to the Panther Property Management Standard Operating Procedures.
  • Leases apartments and sells the products and services of the property to prospects.
  • Responds to internet leads, answer prospect calls and conducts property tours following the guidelines outlined in the mystery shop forms.
  • Works to optimize occupancy while maximizing effective leased rent.
  • Utilizes established sales and marketing strategies to increase property traffic, maintains closing ratios and works to achieve and exceeds budgeted occupancy percentages.
  • Maintains thorough product knowledge of the property and that of major competition.
  • Prepares and has a thorough knowledge of all lease-related paperwork.•Maintains prospect traffic and leasing data, and assist with other computer data entry as necessary.
  • Delivers resident gifts; inspect units for move-ins to ensure units are ready.
  • Assists with planning and hosting of resident functions.
  • Is responsible for auditing all lease and renewal files for key controls and bonus submission to the Community Manager.
  • Reviews guest cards to ensure entry and follow-up as well as monitor any traffic trends.
